The Great Hills Area

The Setting

Nestled among the rolling hills of Northwest Austin is a quiet neighborhood of winding streets and mature trees, herds of deer and breathtaking views, enhanced by the rolling greens of the community’s central Great Hills Golf Course. Developed by a number of high-end builders from the 1980’s to present, the neighborhood homes are characterized by a high degree of individuality and originality, ranging from traditional to contemporary to Mediterranean. The homes in the newer sections offer open floorplans which are enhanced by custom features and are typified by a contemporary interior including high ceilings and light wood. The homes range in size from 1700 to 4500 sqft., with prices ranging from $200,000 to $600,000.

The Location

The Great Hills Area is actually inclusive of several original subdivision names, including Austin Hills, Oak Knoll Estates, Sierra Arbor Estates, The Arbors of Great Hills, The Greens, The Great Hills Reserve, The Dominion at Great Hills, Sierra Vista, The Pointe & The Fairways, though most of these names are rarely used. Today, it’s all considered the Great Hills Area, about 1800 homes in total. This area affords its wonderful residents with unparalleled convenience to the convergence of Austin’s three major arteries, U.S. 183 (Research Blvd.), Loop 360 (Capital of Texas Highway) and Loop 1 (Mopac Expressway), as well as major local employers, including Dell, IBM, 3M, Motorola, MCC, Tivoli and Trilogy. Next door is shopping at the illustrious Arboretum (Austin’s most exclusive shopping district), providing friends with entertainment, fine dining and unlimited exclusive shopping options. Enter this great community by way of Rain Creek Parkway from Great Hills Trail, Floral Park Drive from 183, Bluegrass Drive from 360, Yaupon Drive from Old Spicewood Springs Road at 360, or from Fireoak Drive.

The Education

The Great Hills Community is one of the fastest growing and most desired areas in Austin, granting homeowners and buyers the freedom to chose between the Austin and Round Rock School Districts (see map for school boundaries). There is no notable difference in test scores when comparing the individual schools. Each ranks among the highest of their respective district.
